After its usual winter slowdown, the Chicago real estate market is expected to pick up this spring.

Market forecast

In January, the median price of a home was $297,500, down 4% from the same time last year. Statewide home sales were also down significantly - 35.3 percent lower than in January 2022, according to data released by Illinois Realtors. Although there is still expected to be a decline in home sales year over year, there will be an increase monthly. 

The three-month average sales are forecasted to increase from 25.8% to 34.9% for Chicago. Overall, spring is expected to bring a comeback to the market, with both prices and sales expected to increase over the next three months in the city.
