John Defiore and his husband Alvaro Pereiro were looking for a homebuilder that offered flexibility in floor plans and options. The two were recently married and in need of a place that would also comfortably accommodate John’s mom, Margaret. Buying a new William Ryan Homes residence in the Seffner community of Kingsway Estates gave the couple the opportunity to design their dream home.
“I looked and looked to find the flexibility we needed with the right floor plan and options for us,” John said, noting that most homebuilders had limited choices. “What sets William Ryan Homes apart from other homebuilders is the opportunity to customize a new home for our needs and wants.”
Building a new home can be daunting with so many details, and things that can go awry. But John and Alvaro found building their dream home was easy with William Ryan Homes. “I’m extremely picky and I like for things to be done right the first time,” John said, adding that “William Ryan Homes made the process incredibly smooth.”
John, Alvaro and Margaret live in the 4-bedroom, 2-bath Sweetwater -- a one-story home they were able to customize with a master bathroom featuring a large walk-in shower with multiple shower heads and a second bathroom with an extra-large bathtub.
In addition to the wide array of home features, John and Alvaro chose Kingsway Estates for its location in the Hillsborough County town of Seffner, Florida. John is an IT manager in Tampa and Alvaro a concert violinist in Lakeland, making Seffner a central, ideal location for them. Also close to Brandon, Seffner offers old Florida-style living.
Kingsway Estates, a boutique community of 52 homes, is nearly sold out with only two homes remaining – both are Sweetwater models, which are 4-bedroom, 2-bath and nearly 2,000 square-feet homes in the low-to-mid-$300,000 range. William Ryan Homes is offering a free move-In bonus package of a washer, dryer, refrigerator and blinds.
The success of Kingsway Estates led to William Ryan Homes doing an early launch of a similar community called Paddock Manor in Riverview -- another William Ryan Homes community 10 miles away.
Both communities:
1. Are popular with both young families and empty nesters
2. Offer flexibility in options to customize your dream home
3 .Have the appeal of a smaller, boutique community (approximately 50 homes)
4. Limit traffic in the neighborhood with a single point of entry and exit
5. Are close to Interstate 75 and just five miles from Brandon
Paddock Manor, a gated community of 47 homes, offers seven floor plans that include one-story and two-story designs with 3 or 4 bedrooms and 2 to 4 baths. Home sizes range from 1,500 to 3,200 square feet and prices range from $259,990 to $336,990. William Ryan Homes is offering homebuyers the option of a free pool or $25,000 in “flex dollars” ($15,000 in options plus $10,000 for closing costs).
John’s and Alvaro’s experience at Kingsway Estates – an easy process that included flexibility with options and an attention to detail – is available now at Paddock Manor.
All the Paddock Manor and Kingsway Estate homes are constructed to National Green Building Standards (NGBS) – Gold Level Certification. An NGBS green-certified home is designed to enhance the living experience for homeowners in four major ways:
1. Improved indoor environment and air quality.
2. More efficient energy and water use.
3. Added thermal, air and moisture barriers.
4. Increased natural resource conservation.
William Ryan Homes Tampa is the top homebuilder of National Green Building Standard green-certified homes in the Tampa Bay area, having completed nearly 500 green homes since 2016, and is the only production builder in the state of Florida to achieve NGBS gold status.
