5 Most Common Questions New Home Buyers Ask Our Online Sales Counselor Maxine

“Hi. I’m visiting your website. I don’t live in Florida, but my family is moving to Tampa Bay soon.”

This is the type of email or phone call that William Ryan Homes Tampa online sales counselor Maxine Stull gets on a regular basis. “Unless your first step is to visit a model, I’m going to be your first contact,” said Maxine, who answers homeowners’ questions via phone, email, text, social media, and real estate websites like Zillow.

Maxine is in regular contact with all the William Ryan Homes Tampa sales consultants, and she visits each of the communities. “It’s my job to have all the information I need to provide quick answers and solutions to people who reach out to us” she said.

1. How much do your homes cost? 

Home prices range from $200,000 to $450,000. The wide range of prices is designed to fit a variety of budgets and a range of living needs. William Ryan Homes Tampa offers more flexibility in options – like a second master suite or a three-car garage -- than many other production builders, which also widens the range of home prices. Maxine often compares buying a house to buying a new car, with buyers starting with a base price and then choosing the added features they desire.


2. Are your homes already built or do I have to wait for my home to be built? 

Each William Ryan Homes community has a few quick move-in homes. These homes serve the needs of buyers who do not have the time to build a home from the ground up. Additionally, communities offer a designer decorated model for homebuyers to tour, which eventually are available for purchase.Most of the homes are built based on a homebuyer’s needs and wants, and William Ryan Homes offers a wide range of options. These homes take approximately six months to build.


3. What is an average down payment and credit score required to buy a home with William Ryan Homes?

In general, the down payment is based on how much house you want to buy, your credit score, and your annual income, Maxine said. “While there is no one overall answer for this, we suggest that a buyer work with us to see what their individual situation looks like.”

To help with financing, William Ryan Homes has a preferred lender, Greg Walker, with Homebridge Financial Services, Inc., one of the top 10 privately held, non-bank mortgage lending firms in the U.S. Additionally, sales counselors can provide general guidance with a buyer’s financing options.


4. What are your buyer incentives? 

Buyer incentives, which are community-specific and differ at various times of the year, can range from a FREE Pool or $25,000 in “flex dollars” that can be used for options and toward closing costs, to a quick move-in home bonus package of a washer, dryer, refrigerator and blinds. 5. What are the model home hours? 

Models are open daily from 10 a.m. to 6 p.m., except Fridays and Sundays with hours from noon to 6 p.m.
