Homebuilding isn’t a perfect science, so there may be times that homeowners need help resolving issues with a new home. This makes it vitally important that you choose a homebuilder that will stand behind their work and resolve issues in a timely manner. The homebuilder also needs to understand the homeowner’s frustration and the inconveniences that can result from such issues.
After building more than 1,700 homes in Tampa Bay over more than 15 years, William Ryan Homes Tampa has earned a Better Business Bureau A+ rating and has experienced very few homeowner issues. But we have learned from those situations that we always want to find ways to be faster and more efficient, while making the process easier on our homeowners.
With this in mind, William Ryan Homes has developed some new policies to help resolve homeowner issues more quickly and efficiently. As we worked to get several home issues resolved recently, we realized that our process for addressing issues could be more efficient and in turn, smoother for our homeowners. We sat down as a company and reviewed how homeowners report issues and how we respond. The result was a set of new policies.
The vast majority of issues are easily handled through “MyHome-247,” a personalized website portal where all of your signed documents and warranty manuals are housed, keeping your home maintenance organized for you. Taking care of your home is a shared responsibility, and “MyHome-247” outlines and organizes the things you need to keep track of as the homeowner.
This private portal also is your primary way to communicate efficiently with the folks at William Ryan Homes, so any problems, questions or comments are an email away from being addressed. No more trading phone calls and chasing superintendents with a hand-written list of things to discuss -- the portal means you don’t need to try to find a superintendent, and no question is too small to ask.
Also, there are 60-day and 11-month warranty reviews to address your warranty concerns. These reviews ensure that you are monitoring how your home is operating, including identifying any maintenance issues that need to be addressed.
Additionally, the portal includes key warranty expiration dates: 1 year covers quality materials and workmanship; 2 years covers the workability of your mechanical systems; and 10 years covers the structural integrity of you home. And, if you relocate before the 10 years is up, the remainder of the warranty is transferrable, giving you and your new buyer peace of mind.
The portal also sends you reminders and tips on homeowner maintenance, much like an auto maintenance schedule. And if there is ever a need for a repair outside your warranty, “MyHome-247” provides referrals to vetted contractors.
Customer satisfaction is the key to our continued success at William Ryan Homes, and these improvements reflect how we want to make our customer service better, each and every day. “We aren’t always perfect, but we will always do the right thing,” is often said by William Ryan Homes Division President Jeff Thorson.
