Congratulations! Building a new home can be exciting as well as overwhelming at times. The exciting part is being able to make personal design decisions for your home. However, you don’t want to forget any small detail that could later be impossible or expensive to add. Now having said that, every new homeowner lives differently, so here is a list of details you may want to think about for your new digs.
A new William Ryan Home comes with some smart home features included! A smart home hub that will work with your video doorbell, thermostat, and garage door! There are additional items to consider as well. There are door and window sensors for added security along with cameras for the exterior. Another option would be to add smart switches that can be programmed to turn on and off when needed. Also, don’t forget about internet connections for internet and router placement. If you are placing the TV above a fireplace, add a package that will provide power, cable connections and HDMI all around the fireplace box with access through the wall.
This is definitely an overlooked area and can be make things around the house much easier! Think about places where you live now, that you wished you had an extra outlet. Maybe the Pantry for a stick vac or small appliances? How about a closet for chargeable items? The family room floor for lamps by sofas that float. Are you mounting a TV or 2? Put one at the height you need so there are no wires. Or how about a specialty outlet, like one that has USB ports? Also, don’t leave out the garage for extra tools and the exterior for Christmas lights!
LIGHTING IS EVERYTHING! It can make or break a space. Adding additional recessed lighting throughout the home will provide a well-lit home. Make sure to use dimmers to control the amount of light for the mood of the activity. Also, I can’t speak highly enough about under cabinet lighting. It gives wonderful task lighting while meal prepping and can be a great nightlight for those midnight snackers!
The outdoors can be an extension of our interiors and entertaining either family or friends can be most enjoyable when you have the tools for success. Streaming your favorite songs with a weather proof outdoor sound system would add value. Do you need extra outlets for additional patio lighting? Will you have a hot tub now or in the future? You will need special wiring. Think about how you will use your deck or patio for the extra’s you may need.
William Ryan Homes are energy efficient saving you money on energy costs yearly (Average HERS rating of 55). There are a couple things to also consider. Adding a Media Filter will help keep allergens and VOC’s from the indoor air, helping those that have allergies. Another great option is to think of a whole house humidifier. This can help in the Winter when the air is very dry and can contribute to static, scratchy throats, nose bleeds and even dry skin.
Everyone dreams of a large, organized closet. Adding some custom built in’s can double the amount of storage space in a Bedroom or Pantry. Who doesn’t need double the storage??
While both of these spaces are not usually top priority, they need to function very well, especially with a family. Plumbing can certainly be a bonus in both of these spaces. The mudroom will take the brunt of everything dirty from outside and there will be clothing prep that needs to take place in the laundry room. Adding these features at time of building is a smart move.
