New homes need less maintenance than old ones, not none. The first year has a rhythm worth following — partly to protect the house, partly because your broadest warranty coverage expires at month twelve.
Every Month
- Change or check HVAC filters. This is the single highest-value habit you can build.
- Run water in any unused sink or tub to keep traps from drying out.
- Walk the exterior and look at where water goes.
Months 1–3
Settling is normal and expected. Small nail pops and hairline drywall cracks will appear. Note them — don't patch them yet. They're addressed together at your warranty walk rather than one at a time.
Months 4–6
- Check and adjust irrigation. Keep spray heads off the foundation and off the siding.
- Inspect caulk at tubs, showers, and exterior penetrations.
- Test every GFCI outlet and the garage door safety reverse.
Months 7–11
Do a deliberate top-to-bottom walk. Open and close every window and door. Run every appliance. Check under every sink. Anything you find now is still inside your workmanship coverage.
