If you're shopping for a new build, one of the first things you'll want to know is what is included in a new construction home. It's a smart question. The base price you see online is a starting point, and understanding what it covers helps you budget with confidence and avoid surprises later.

What Does the Base Price Actually Mean?

The base price is the cost of a specific floor plan before you add the details that make it yours. On a William Ryan Homes floor plan page, you'll see a "from" price. Final pricing depends on the homesite, the elevation you choose, and any personalization options you select at the design center. Optional items cost extra.

What Is Included in a New Construction Home?

Here's where William Ryan Homes stands out. We build energy-efficient, quality-built homes with features that go well beyond the basics. One important note: features and specifications vary by location, community, floor plan, and home. Not every home includes everything below, so confirm the details for the home you're considering. Here are a few highlights from each area.

Dallas-Fort Worth. Many of our Dallas-Fort Worth homes feature open cell spray foam insulation in the exterior walls and roof, 2x6 exterior walls with R-20 insulation, and a 15.2 SEER2 HVAC system. You'll also find smart home features, including a video doorbell, WiFi garage door opener, and WiFi thermostat.

Phoenix. Our Phoenix homes are built for the desert. Thermal massing of the slab and tile floors absorbs cool night air and releases it during the day, which eases the load on your air conditioner. Color-through concrete roof tile resists fading, and geotechnical inspections check the soil before excavation and again before the foundation.

Tampa and Southwest Florida. Our Florida homes include features like R-38 ceiling insulation, sealed HVAC duct work, a termite baiting system, and in-wall pest protection. Our Florida homes are also listed as Energy Star compliant.

Across our markets. Third-party inspections, an energy audit, and a thermal bypass checklist verify that insulation and ducts are installed right. Our transferable 1-2-10 home warranty backs your purchase, and our Phoenix and Florida communities each have an onsite superintendent.

How We Compare

Every builder offers something different, and we can't speak for them all. But national benchmarks show where William Ryan Homes aims higher.

  • Energy performance: The national average HERS score for new homes was 55 in 2024. Lower is better. Our Phoenix homes are built to achieve HERS scores in the 30s to 40s, though scores vary by home.
  • Cooling: The federal minimum for a typical new central air conditioner in the South and Southwest is 14.3 SEER2. Our Dallas-Fort Worth homes include a 15.2 SEER2 system.
  • Walls: 2x6 exterior walls are thicker than typical 2x4 construction, so they insulate better and block more air and moisture.
  • Proof, not promises: Third-party inspections and an energy audit check our work.

When you compare builders, ask each one for a written list of what's included. Then compare line by line.

What Usually Costs Extra?

Plan for your homesite, elevation, design center selections, and any optional items. Our design center shows pricing as you build your wishlist, so you can stay on budget. Monthly payment estimates also often leave out HOA dues, so ask about those up front.
